Sarjapur Road Infrastructure Pipeline 2026–2030 include the Blue Line metro on the ORR side, more of the Satellite Town Ring Road (STRR) and junction upgrades. The Sarjapur–Hebbal Red Line matters most for this corridor, but it is unlikely to run before 2030.

New housing projects including Prestige Garden Breeze have possession on 30 December 2030. Its buyers get the road projects before handover and the Red Line metro after it.

The Pipeline at a Glance

Project Status Realistic timeline
Blue Line Phase 2A (Silk Board–KR Puram, ORR) Under construction; Ibbaluru and Bellandur stations slipped from June 2026 to December 2026 Phase 2A sections planned for March–June 2027
Red Line Phase 3A (Sarjapur–Hebbal) Revised DPR resubmitted in April 2026, approval expected by October Construction targeted from May 2027; completion likely 2032–33
STRR Phase 1 progressing; full completion is a 2030 story Around 2030
Road widening, grade separators Planned at Wipro junction, Kaikondrahalli and Dommasandra No fixed date
Attibele–Sarjapur–Whitefield metro Proposed 68-km corridor, feasibility study None announced

Red Line: The Project That Matters Most

The Red Line is 36.59 km long with 28 stations, running from Sarjapur to Hebbal. Its stations include Dommasandra and Sompura. The project has had several delays.

  • Cost: The DPR was cut from ₹28,405 crore to ₹25,999 crore after the Centre raised cost concerns.
  • Approval: Central approval, expected in March 2026, was still pending as of August 2026.
  • Groundwork: Geotechnical investigation contracts were awarded in February 2026.

Some developer websites quote December 2030 for operations. Independent trackers point later: one puts operations around April 2033. Plan for 2032–33.

Roads and Ring Roads

The STRR links Sarjapur to Hoskote, Attibele and Kanakapura. The Hoskote–Attibele stretch is mostly built, with a 650-metre gap and a railway bridge remaining. The 108-km Peripheral Ring Road is planned to bypass the city core, but no firm date is available.

Local roads are less certain. The main road is being widened from two to four lanes in stretches, and a signal-free corridor from ORR to Sarjapur town is still going through approvals. The Dommasandra flyover was reportedly paused over contractor and funding issues.

What This Means for Prestige Garden Breeze

Prestige Garden Breeze is Phase 7 of The Prestige City, on Ittanguru Road near Yamare Village, off SH 35. Its 655 apartments start at ₹1.2 crore.

  • Metro distance: The upcoming Red Line stations at Dommasandra and Sompura are about 4 km away. The nearest operational stations are Hopefarm Channasandra (17.4 km) and Kadugodi (18.4 km) on the Purple Line.
  • Airport: It is 50 km away, about 1 hour 54 minutes by road. Ring road links like the STRR would cut that time.
  • Timing: Possession is 30 December 2030. Blue Line and STRR progress will help by then, but the Red Line probably will not have opened.
  • Payment plan: Under the 20:20:60 plan, 60% falls due at possession. You hold the unit through the metro's approval and construction phase without paying most of the price upfront.

The metro premium comes after possession. One estimate says metro connectivity has historically added 15–25% to values within 1–2 km of stations. Garden Breeze is about 4 km from its nearest station, so expect a smaller uplift.

Risks to Check Before Booking

  • Construction disruption: Traffic is worst on the narrow stretch between Kaikondrahalli and Dommasandra.
  • Water: Many areas lack BWSSB connections, so ask the developer about supply.
  • Supply: Dommasandra and Kodathi have many simultaneous launches, which may slow resale gains.
